Development Permit Application:

 

The Council of the City of Victoria will also consider issuing a development permit for the land know as 2035 Stanley Avenue, in Development Permit Area 15A: Intensive Residential – Small Lot and in Development Permit 15D: Intensive Residential - Duplex for the purposes of approving the exterior design, finishes, landscaping and associated variances with respect to setbacks and parking for the new small lot house and existing duplex.

 

The Development Permit will vary the following requirements of the Zoning Regulation Bylaw R1-S27 Zone, Restricted Small Lot (Pembroke/Stanley) District:

         Part 1.131.5 (a): Reduce the front setback from 6m to 3.72m;

         Part 1.131.5 (b): Reduce the rear setback from 6m to 3.98m (to steps) and 5.08 (to building);

         Part 1.131.5(d): Reduce the side setback (east) from 2.4m to 1.5m; and Schedule "C" (4): Permit parking in the front yard.

 

The Development Permit will vary the following requirements of the Zoning Regulation Bylaw R2-54 Zone, Restricted Duplex (Pembroke/Stanley) District:

         Part 2.143.4 (a): Increase the height from 7.6m to 7.7m;

         Part 2.143.4 (a): Increase the number of storeys from 1.5 with a basement to 2 with abasement;

         Part 2.143.5 (a): Reduce the front setback from 7.5m to 6.64m;

         Part 2.143.5 (a): Increase the maximum projection for bay windows into the front setback from 0.6m to 1.65m;

         Part 2.143.5 (a): Increase the maximum projection for steps into the front setback from 3.5m to 4.5m;

         Part 2.143.5 (b): Reduce the rear setback from 10.7m to 1.5m;

Council is considering a Heritage Alteration Permit with Variance for a new covered front entry.

The City of Victoria will be considering the issuance of a Heritage Alteration Permit with Variances for the land known as 721 Government Street and varying the Zoning Regulation Bylaw namely:

         reduce landscaping from 100% to 97.37% within the required street setback

         reduce front setback from 32m to 16.4m for the porte cochère.
